LA FLORENZUOLA - UMBRIA - ASSISI - PERUGIA

La Florenzuola is an attractive and interesting property located in the splendid green Umbrian countryside. The villa has a grand view of Assisi , known throughout the world for the beauty of her architecture and for her most famous son and patron saint, Francis. Located among the colourful fields of wheat and sunflowers that are typical of the area, La Florenzuola is ideal for relaxing holidays and also as a starting point for interesting trips as it is close to important centres such as Perugia , Gubbio, Todi and Orvieto. Two electric gates situated on two sides lead to the property. The villa, built entirely in stone, has recently been renovated by the owners who have paid particular care to detail in respect of the typical old farmhouses of the area. The delightful veranda, built in stone with large arches, is ideal for pleasant outdoor dining in the company of friends. Just 800 mt away is a resort belonging to the same owners with restaurant and spa.

PARK: the property is located within a park of 2.500 m² which is completely enclosed with electric gates. The garden consists entirely of a lawn with splendid olive trees.

SWIMMING POOL: open from the last Saturday of April to the first Saturday of October, the rectangular pool is just 20 m from the villa and measures 6 x 12 m with a depth of 1,60 m . The pool area is equipped with deckchairs, sun beds, tables and chairs.

INTERIORS: the villa has three floors. The main entrance is on the pool side and goes into an atrium that leads on the right to a large living room with a splendid stone fireplace, comfortably furnished with divans, armchairs, satellite TV. The crimson walls of the living room transmit both warmth and elegance. The left of the atrium leads to a double bedroom (also accessible from outside) with en - suite bathroom and to a fully equipped and functional kitchen. French window leads from the kitchen on to the veranda with wrought iron table and barbecue. Also on this floor is a bathroom with a hydro-massage tub. Opposite the main door a stone staircase leads to the first floor with the sleeping area. To the left is a large double bedroom with en - suite bathroom with shower and double terrace. To the right another airy double bedroom, a bathroom curtain, share a large terrace from which to admire the surrounding panorama. From the ground floor a staircase leads down to the basement with two bathrooms, a large tavern and a laundry room.

SERVICES INCLUDED: water, gas for cooking use, pool and park maintenance, initial and final cleaning, weekly linen.

COMPULSORY SERVICES NOT INCLUDED (supplied and to be paid locally to the owner): electricity (on consumption up to date market prices), extra cleaning in case you bring pets.
