IL LAGHETTO - UMBRIA - ORVIETO - TERNI

Laghetto is at about 6 km from Orvieto. Its hilly position allows to lean over the outstanding town of Orvieto and it' s green surrounding hills. The house is in the heart of a 10 hectares park, where there is a luxuriant wood, a stunning lake and a garden in English style full of plants, flowers and olive trees, with a very well looked after green lawn. Laghetto is divided in a main villa and two annexes, in this way the number of guests can reach the 10 people without interferring one each others privacy if there are different groups or families. Inside, both the main villa and the annexes have been perfectly restored maintaining the appeal of ancient country house with terracotta floors and wooden beams. Furniture has been tastefully chosen and all modern facilities have been appointed for a very comfortable stay. To be mentioned the gorgeous big kitchen which is fully equipped, the airy living rooms and elegant bathrooms. All this features, along with the swimming pool immersed in a lush enviroment and the various shaded areas, make this house one of the most exclusive ones in our programme. The house, thanks to the proximity of Orvieto, motorway and railway station, is an excellent starting point for visiting Tuscany and Umbria.

PARK: the property is in a park of about 10 hectares completely fenced. Guests have about 3 hectares at their own exclusive use. In the park one can appreciate a big and fascinating lake along with a huge variety of plants that flower all year round with an impeccable lawn. The property is accessible by an electric gate.

SWIMMING POOL: open from last Saturday of April to first Saturday of October. The swimming pool has a rectangular shape and measures 7 x 12 m with a maximum depth of 3 m, and is tiled inside with white ceramic mosaic. The pool is at about 100 m from the house, located a type of an amphitheatre garnished of flowers and ornamental hedges. It is equipped with a lovely pergola that is covered with a gorgeous virginia creeper, where you will find a shower, sun beds and deckchairs all with cushions.

INTERIORS: the villa is a two storey house. On ground floor the entrance is directly on a bright lobby-dining room which is connected to the cosy kitchen with fireplace/barbecue. To the left of the lobby-dining room there is a walk-through studio and two elegantly furnished living rooms, one with a large Tv and fireplace and the other one of them with French windows allowing you to enjoy the surrounding nature and the spectacular view over Orvieto, there is a video projector in this room. On ground floor there is also a bathroom with shower and a service bathroom. A wooden staircase leads to the first floor where there are three bedrooms all with en - suite bathrooms. The master bedroom, furnished with fine Napoleonic pieces, has a bathroom with an elegant jacuzzi tub close to a window which gives the idea of bathing in the nature. The second double bedroom has a bathroom with shower and the third one is a double bedroom with queen size beds and bathroom with tub. The villa has two pergolas furnished with wicker sofas with comfortable cushions, table and chairs.

ANNEX: one is located by the lake and the other one is hidden by the villa. It has a double bedroom and a bathroom with tub. The second is situated below the villa and is composed by a double bedroom and a bathroom with tub with a gorgeous view over the lake with the water lily in bloom.

SERVICES INCLUDED: electricity up to 300 khw, water, gas for kitchen purposes, weekly linen, initial and final cleaning plus four hours every day (excluding Sunday), pool and park maintenance.

COMPULSORY SERVICES NOT INCLUDED (supplied and to be paid locally to the owner): electricity over 300 khw (on consumption up to date market prices), heating (on consumption up to date market prices), extra cleaning when pets are present (€ 30,00 per week).

SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€ 15,00/hour), extra linen (€ 10,00 per person), telephone.
