This beautiful property is a delightful and elegant private villa located in the beautiful countryside of Umbria, not far from neighboring Tuscany.
Located near Umbertide, in Perugia, the villa is ideal for holidays in peace among the rolling green hills and tourist routes to discover the beautiful towns of Umbria and Tuscany.
The villa, totally independent and bounded by fencing, has a private access road. The property can comfortably accommodate up to 8 persons and is equipped with independent heating and satellite TV.

A full contact with nature and immersed in the natural park of Monte Acuto, the villa has been recently reconstructed in perfect harmony with the natural and landscape features of the site.
Original stone, wooden beams, handmade tiles: all craft materials come from working with ancient techniques respecting the tradition of old rural farmhouses in Umbria and Tuscany.

Large garden and large swimming pool illuminated: the villa is ideal for those who want relaxing holidays and wellness. The pool is entirely covered with tiles, has a system of disinfection electrolytic salt, measuring 12 x 6 meters deep and has a progressive up to 1.50 meters.

The garden, planted entirely with grass and oak trees surrounds the villa and includes a patio with a pergola for outdoor meals and a part dedicated to barbecue with oven.

The farmhouse is on two main floors, the loft floor and the ground floor that have a combined 4 double bedrooms to comfortably accommodate up to 8 people. The bathrooms are four, three of which are equipped with shower and one with bath.

The main floor consists of living room, kitchen and a first double bedroom with bathroom. The large living room has a fireplace, sofas and armchairs, the kitchen is modern and fully functional, overlooking the garden and swimming pool. From the dining area with table for ten people you have direct access to the pergola, which is also conveniently equipped for outdoor dining in summer. Above the living room you develop a large loft, which comprises the second bedroom with bathroom, a closet hidden by a fifth and a relaxation area overlooking the living room.

A spiral stone staircase connects the main floor is the loft with both the floor below. The latter consists of laundry room, basement, utility room, the other two double bedrooms with bathrooms, one with shower and one with bath. From the bedroom leads to a second pergola equipped with table and chairs for breakfast in the garden.

All windows and doors are fitted with mosquito nets.
