Villa Poggente is surrounded by cultivated fields on a hillside 5 km south of Todi between Pontenaia and Vasciano. This charming villa has a splendid view of Bramante’s Temple of Santa Maria della Consolazione and of the spire of the church of San Fortunato in Todi. Carefully restored, with wooden beams, terracotta and wood floors, decorative ceramics in the kitchen and bathrooms, the property consists of the main house with tower, a small guest house, an outside covered sitting/living area and a swimming pool. A short unpaved access road runs through the property. Just two minutes drive away, in Pontenaia, can be found a food shop, bar, an excellent restaurant La Mulinella and the Pontenaia Sports Centre with tennis courts, running track and archery field. The perfect starting point for trips to Orvieto, Perugia, Assisi, Spoleto and also to Florence and Rome, the villa is just a few kilometres from the E 45 highway leading to all of Umbria, Tuscany and Lazio.

PARK: With automatic gate, fence and lights along the driveway, Villa Poggente is surrounded by a well kept garden with large trees, lawn, flowers and bushes. Tennis Table and Portico. The swimming pool is on a lower level in respect to the house and is reached along steps covered by a pergola.

SWIMMING POOL: Irregularly shaped pool measuring 13 x 7 m with gazebo and changing room, fridge, and pool furniture. Open from April 28th until October 6th.

INTERIORS: In the villa ground floor is composed by a sitting room with fireplace, billiard room, dining room, fully equipped kitchen, double bedroom, bathroom with shower; single bedroom with second fold-away bed, bathroom with shower and garden access. First floor, stairs leading to double bedroom with single bed for a child, large bathroom with circular shower and tub shared with a twin bedroom; double bedroom with en suite bathroom with shower. Tower: separate entrance, sitting room with sofa bed, cooking area. On first floor: double bedroom, bathroom with shower. Guest house: near the villa and completely independent, sitting room with sofa bed, double bedroom with bathroom with shower. There is also a large room used as a dining/sitting room with fireplace.

SERVICES INCLUDED: electricity under 300 kw per week, water, gas for cooking, weekly linen, initial cleaning , mid week and on Saturday, pool and park maintenance.

COMPULSORY SERVICES NOT INCLUDED (supplied and to be paid locally to the owner): electricity beyond 300 kw per week (on consumption up to date market prices), final cleaning (€ 200,00), heating (on consumption up to date market prices).
