A stay at Poggio Novo is like diving into a magic world. The villa and its annex are set in a hilly area with a spectacular view, the lush park is manicured, furniture is elegant and cosy with wooden floors and a nice vaulted ceiling in the ground floor living room. Porches in front of the villa and annex are covered with wisteria and they have been furnished with tables for eating al fresco and sofas (in the villa’s porch only). This property is the ideal place for demanding guests wishing to stay in a very refined atmosphere and, at the same time, being close to Orvieto (just 10 km away) and all the major tourist attractions in Umbria and Tuscany. The owners’ villa is in the same park than Poggio Novo but clients’ privacy will be not affected because the two properties have different entrances and they are separated. Please Note: when property is rented in this solution no other guest will be present on site.

PARK: in the park of about 4.000 sqm there are several relax zones by the pine trees shade and it is rich in any kind of plants such as azaleas, hydrangeas, wisteria, roses.

SWIMMING POOL: open May 12th to September 29th, swimming pool is fenced and measures 12 x 7 m with a depth varying from 1,20 to 1,80 m. In the pool area there is a gazebo with comfortable sofas. There are also a changing room and a shower.

INTERIORS: the villa is a two storey building. On ground floor there are a beautiful living room with dining area and fireplace, a fully equipped kitchen, a single room accessible from the kitchen with en-suite bathroom with shower, a double bedroom with en-suite bathroom with tub and a half bathroom. A wooden staircase leads to the first floor. Here there are a living room with fireplace, television set, CD player and an original kitchenette hidden in a closet. The first floor is completed by two double bedrooms and two bathrooms with tub.

SERVICES INCLUDED: electricity, water, gas for kitchen purposes, initial and final cleaning, weekly linen, pool and park maintenance.

SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€10,00/hour), extra linen (€ 10,00/per person), heating (€ 400,00/per week), laundry service (€ 10,00/per hour), telephone with public company reading, cot (€ 25,00/week).

FACILITIES: Satellite Television (in the villa first floor living room), dishwasher (in the villa only), washing machine (one in the villa and one in the annex), CD player with radio (in the villa), telephone, hair dryer, cot.
